Mission

Historic Equity, Inc. ("HEI") provides a wide range of services to owners and developers of historic rehabilitation projects as a unique, substantive partner. HEI's service area includes every State in the US where Federal and State Historic Preservation Tax Credit programs are available. Since 2002, HEI has helped owners in over $300,000,000 of historic rehabilitation projects by providing consulting services and marketing available Tax Credits. Projects have been as large as $50,000,000 and as small as $250,000, but all helped preserve our architectural heritage and revitalize communities.

The scope of advisory services may include:

  • Negotiation and brokerage of acquisitions through its affiliate, Estep Real Estate Services LLC ("ERES", a licensed Real Estate Broker)
  • Selection an experienced professional team for historic rehabilitation projects
  • Mathematical modeling of projects to assist the owner and its CPA
  • Assist with acquisition financing, construction loans and permanent debt
  • Assistance, or preparation and filing of Federal and State Historic Preservation applications, including photographs, Part 2 narratives, amendments, continuation sheets, and administration through Part 3 approval
  • Assistance with owner's project document review related to historic tax credits
  • Brokerage of transferable State Tax Credits
